New Or Resale…. You NEED A Buyers Agent

A listing agent’s (representing the seller) duty is to represent the best interest of their seller and provide information to potential buyers.  Yes, they are nice people and seem to have your best interest at heart but they have signed a contract with the seller FIRST!

You as a buyer must ensure that your rights and best interest are represented by a Buyer’s Agent THIS IS A FREE SERVICE.  This does not mean that you cannot go to Open Houses and look at homes but do use your poker face and tell the agent on duty that you have an agent.  The Listing Agent will share all your comments with the Seller and should you decide to put in an offer, use that information against you while negotiating.

The same when wishing to purchase a new built home.  The people at the Model Home Office represent the Builder – their job is to SELL the homes – not to be your friend and negotiate on your behalf.  That’s where a Buyer Agent comes in to HELP you.  The Buyer Agent knows if your street will become a busy street, a bus route, whether there will be commercial construction  behind, beside or in front of you.  DO NOT BE FOOLED with there are the only lots left and we don’t know when new ones will be released.  Well, the ones that are left are usually the most unwanted ones.  BUYER BEWARE.

A skilled Buyer Agent is there for you to represent you  so I ask:

We Know Your Rights . . . Do You?
You have the right to remain silent
Anything you say while un-represented could be used against you during negotiations;
You have the right to be REPRESENTATED
If you choose NOT to be represented Then all Realtors will work on behalf of the Seller during negotiations.
