The 3 Most Important Home Owner Selling Tips

Important Selling Tip #3: The kitchen is the selling feature:

The kitchen is the selling feature: It’s not the structure your selling it’s a home your selling and the most important room in a family home is the kitchen. This has never been more true than today with most homeowners wanting an open concept kitchen. The kitchen has become an extension of the entire family living area. It’s where everyone as a family gets together, it’s where guests tend to gather when they come to visit.  The money you put into a kitchen is your best return on investment for your home. If your cupboards are older, then they can be painted by a professional. It’s a much cheaper solution than having them replaced. New kitchen hardware can update your cupboards as well.  New counters don’t always have to be granite either, there are so many granite looking countertops available now for a fraction of the cost of real granite.

Important Selling Tip #2: Keep it show ready:

Keep it show ready: You don’t have to stop living in your home, but you never know when the ideal home-buyer is going to want to walk through your door. If you can’t dedicate time to cleaning before every showing then make sure it’s ready to show all of the time. Take a look around your home and decide if the time it would take you to clean up the mess is more than half an hour then it’s too messy for a Real Estate agent to call you and bring a potential buyer in for a viewing. Imagine if you went into a store to buy a sofa or an appliance and the store owner told you to come back when they’ve had time to clean the item first. I’m pretty sure you would go to another store to buy. The same goes with your home for potential buyers of your home.

Important Selling Tip #1: What they say about first impressions is true:

Your home home may be spectacular on the inside, but no one will ever find out if the outside does not match. Buyers have taken stock of your home from the outside before they even get into your home. People that stop at the curb of your home want to make sure the walkway is easy to access, the lawn cut and there is just a bit of garden area that is well kept. You would be surprised by adding a new shrub or two and a few flowers will draw people into your home. It’s a sign of a warm and cared for home.

Remember your home is now something to attract a new family and not your own any longer.  It’s a good idea to contact your Real Estate Representative ahead of time. They know the market in your area and what home buyers are looking for and what competing houses do and do not have.
