When you are purchasing a home, you might want not to close at the end of the month. Sellers often prefer to close on the first of the month and receive their sales proceeds early on in order to accommodate their purchase of a replacement house or moving plans.
When the Agreement of Purchase and Sale is signed, both parties will agree to a closing date that seems reasonable. The date should allow the buyer time to apply and obtain a mortgage, review the inspection reports, and make arrangements to come up with any additional funds necessary at closing. The seller may need to allow time to find another home.
Both parties should consider if there is a possibility they might be out of town — or the country — when the closing date is selected. You will want to be sure you do not choose a day that falls on a weekend or holiday because the registration office and law firms are closed.
Advantages to closing in the first two weeks of the month
- The first few weeks of the month tend to be less busy than the end of the month for both your lender and lawyer. Transactions that encounter problems, might need a few extra days to resolve and at the beginning of the month is better.
Advantages to closing beginning of the week or any day but Friday
- Because if you pick a Friday to close, and if you encounter issues on closing then you might be out of a home and nowhere to store your furniture for the whole week-end. If you select Monday-Thursday as your closing date, you have a few days to resolve the issue.
